How to plan a booking marketplace app like Airbnb

21 September 2026 · 6 min read · Efetech

A booking marketplace connects two groups: people who offer something (a room, a car, a session, a venue) and people who want to book it. It looks simple from the outside, but the value is in a handful of details that have to work every time. Here is how to plan one so you launch something focused instead of something sprawling.

Start with the two sides of the marketplace

Write down what a host or provider must be able to do, and what a guest must be able to do, before you think about design. If either side gets stuck, the marketplace stalls, because you need both supply and demand.

  • Hosts: create a listing with photos, set prices, control availability, accept or decline requests, message guests and get paid.
  • Guests: search and filter, view a listing, check availability, book and pay, message the host, and leave a review.
  • You (the operator): approve or remove listings, handle disputes and refunds, see bookings and payouts, and set your commission.

The features a first version needs

  • Listings with good photos, clear descriptions, location and pricing rules.
  • Search with the filters people actually use: dates, location, price and guests.
  • An availability calendar that blocks dates automatically once they are booked.
  • Secure payments, with money held until the booking is confirmed and paid out to the host afterwards.
  • Messaging between guest and host so conversations stay on your platform.
  • Reviews after a completed booking, so trust builds over time.
  • An admin area for you to manage users, listings, bookings and payouts.

What to leave for later

Loyalty programmes, complex dynamic pricing, in-app video calls and elaborate recommendation engines can all wait. Launch with the essentials, watch how people use it and add what they ask for. A smaller first version reaches real users sooner and costs less to change.

The details that cause the most trouble

  • Double bookings. Two guests must never be able to reserve the same dates. This needs to be handled carefully in the database, not just on the screen.
  • Cancellations and refunds. Decide your cancellation policy up front, because it affects payments, payouts and how you handle disputes.
  • Time zones and dates. Check-in dates mean different things in different places, so store and display them consistently.
  • Trust and safety. Verified accounts, review moderation and a way to report problems protect both sides and your reputation.
  • Photos. Poor photos make a listing look untrustworthy. Make uploading and organising good images easy.

Plan how you will be found

Marketplaces grow largely through search. Each listing and each location should be a page that Google can read, with its own title, description and useful content. Planning this from the start is much easier than fixing it later. We cover it in our article on SEO for marketplaces and booking sites.
